In consideration of the trust, you have shown towards our Agency, we guarantee to provide you with the best possible service, in the management of your investment Property.
  • We guarantee our service.
  • Your property will be listed on realestate.com.au as soon as a notice to vacate has been received from an existing Tenant, or when your property is entrusted to us to locate a suitable Tenant.
  • A signboard will be erected at your property, if authorised.
  • We will access our existing prospective Tenant data base and arrange inspections by Tenants who are looking to rent within your properties price range and location.
  • Regular contact will be made throughout the pre-lease period to provide an activity update including comments received by prospective Tenants about your Property.
  • We will present to the Lessor all applications obtained from prospective Tenants.
  • We will conduct thorough checks on Tenants applying for your property as permitted by law, to ensure that to the best of our knowledge the information given to us is accurate and that the Tenant will fulfill all obligations as per the Tenancy Agreement.
  • We will conduct a thorough internal and external 3–4-month inspection of your property and provide you with a comprehensive report following each inspection.
  • We will attend to all maintenance repairs as quickly as reported as per the Management Agreement. We will advise or suggest any ongoing maintenance requirements which will keep your property in a condition which will assist it to retain its optimum market value.
  • Daily, we will carry out rent arrears checks and immediately follow up on any outstanding monies owing. Prompt action in accordance with the Residential Tenancies and Rooming Accommodation Act will be taken.
Should we fail to perform in any of the above areas, we invite you to register your complaint in writing. If the complaint is not acted upon and rectified within 5 days after receipt of your letter, you have the option to cancel our Agency’s Appointment as outlined in the PO Form 6 - Appointment. If this occurs within the first three months of the management, we will refund the Management fee charged.

Choosing a property manager.


Property management has become a serious business and is no longer as easy as selecting a real estate agent with the cheapest fees.


When selecting a property manager, you need to choose someone who knows the legislation and is confident in applying the law, someone who will pay attention to the finer details and continually strive to maximize the return on your investment.


Education and ongoing training are vital for a property manager to keep up to date on the changing legislation and marketing conditions.


We are an accredited agency with the Real estate institute of Queensland and conduct regular training to ensure that you are receiving the best service available.

Checklist to prepare your property for lease.

  • The premises and inclusions are to be clean and are to comply with local and state authority building regulations with it being safe and fit to live in
  • The property must be installed with a safety switch and integrated smoke alarms before the tenancy commences and a compliancy certificate supplied. GTR Realty can assist in arranging if requested.
  • All windows and doors including cupboard doors must open and close easily.
  • All looks are secure and operate effectively.
  • Full set of keys to be provided- one set for the managing agent and one full set and access keys if applicable for each tenant named on the lease.
  • The property provided adequate security to enable tenants to obtain contents insurance for their personal items.
  • Carpets to be professionally cleaned before commencement of tenancy.
  • Pest control/termite inspection is current.
  • To supply a copy of the body corporate by laws so we can supply to the tenants, so they know their obligations.
  • If it is your own home being rented out, we suggest the following-
    • Redirect mail via Australia post
    • Notify the council and urban utilities of the property becoming an investment property and notify them change of address. GTR realty can organise to pay these bills on your behalf.
    • Notify Energex, gas, phone and any other utility companies to finalise accounts.
  • If property is individually metered for water, you can pass on all water costs to the tenants provided that the legislation criteria is met. Our plumber can issue a compliance certificate or quote for work that may need to be done to bring the property up to compliance.
  • If property has a pool, ensure it meets current government regulations regarding fencing, CPR signage etc... Please note we must have a pool compliance certificate to be able to commence the tenancy.
  • If the building is under builder’s maintenance warranty, GTR Realty will endeavour to have the builder attend to any defects/repairs required during this period.
  • Landlord protection insurance. Whilst rental references are checked as lawfully allowed, we cannot predict or know how a tenants future ability to meet their obligations can be affected e.g., In event of death or long-term illness, loss of job, relationship split. We recommend all owners arrange an insurance policy to protect their investment. One of our main suppliers is Terri Scheer Insurance.
  • Content insurance e.g.-Curtains, carpets and light fixtures and building insurance for your property.
  • Public liability insurance- The client must have this cover for a minimum of 10 million dollars, in addition to and insurance provided by the body corporate for common areas.
