Our Service Guarantee

 

In consideration of the trust, you have shown towards our Agency, we guarantee to provide you with the best possible service, in the management of your investment Property.

  • We guarantee our service.
  • Your property will be listed on realestate.com.au as soon as a notice to vacate has been received from an existing Tenant, or when your property is entrusted to us to locate a suitable Tenant.
  • A signboard will be erected at your property, if authorised.
  • We will access our existing prospective Tenant data base and arrange inspections by Tenants who are looking to rent within your properties price range and location.
  • Regular contact will be made throughout the pre-lease period to provide an activity update including comments received by prospective Tenants about your Property.
  • We will present to the Lessor all applications obtained from prospective Tenants.
  • We will conduct thorough checks on Tenants applying for your property as permitted by law, to ensure that to the best of our knowledge the information given to us is accurate and that the Tenant will fulfill all obligations as per the Tenancy Agreement.
  • We will conduct a thorough internal and external 3–4-month inspection of your Property and provide you with a comprehensive report following each inspection.
  • We will attend to all maintenance repairs as quickly as reported as per the Management Agreement. We will advise or suggest any ongoing maintenance requirements which will keep your property in a condition which will assist it to retain its optimum market value.
  • Daily, we will carry out rent arrears checks and immediately follow up on any outstanding monies owing. Prompt action in accordance with the Residential Tenancies and Rooming Accommodation Act will be taken.
 

Should we fail to perform in any of the above areas, we invite you to register your complaint in writing. If the complaint is not acted upon and rectified within 5 days after receipt of your letter, you have the option to cancel our Agency’s Appointment as outlined in the PO Form 6  Appointment. If this occurs within the first three months of the management, we will refund the Management fees charged.


When Applying for a Rental

 

 

INFO TO ASSIST YOUR APPLICATION

  • Licence/Passport
  • Proof of income/Current payslips.
  • Up to date rental ledger (if applicable)
  • Electricity or phone bill with name and current address.
  • Rates notice if you own your current property.
  • In addition, you will be asked on your application to supply information. This will include personal and employment details, references, current and previous address history.

On the application presented to us, it will ask you to agree, for us as an agency to conduct searches and checks deemed necessary to authenticate the information you have provided. Any information we collect will be handled with due diligence and in accordance with the privacy policy act.

Once we have done all the required checks, we will then contact the landlord with all the information and await their decision. We will contact you to let you know the outcome.

 

If you are successful, the next steps will follow.

 

The General tenancy agreement will be sent to you for your perusal with any special terms outlined. We ask that you read over carefully prior to signing. Once signed, this becomes a legal binding document between you and the owner. An information statement Form 17A Pocket guide for tenants will also be supplied.

We will request the bond (Total of 4 weeks rent) and your first two weeks rent.

On Move in day, we will meet you at the property for handover. This will include handing over the keys for the property and explaining how to use any of the appliances in the household. At this time, you will be given the entry condition report.

 

The Entry condition report records the condition of the property, dwelling/site or room, and any inclusions (e.g. furniture), at the start of the tenancy.

 

The report must then be returned to the property manager/owner within 7 days.

 

Tips for problem free renting

 

Follow these useful tips to help minimise problems while you are renting.

  • Make sure you keep the RTA informed of any changes to your personal details including email, address, phone numbers and bank details (this is important for bond refunds).
  • Photos are a great way to record the condition of the property when you first move in. Take date-stamped pictures of the property, especially areas that are damaged or unclean. Keep these in case the property manager/owner objects to returning your bond at the end of your tenancy.
  • Keep copies of your agreement, entry condition report, rent receipts/ledger, rental bond number, and letters/notices or emails sent or received in a special file that you can easily find.
  • Never stop paying your rent, even if the property manager/owner is not complying with their side of the agreement (e.g. by failing to do repairs).
  • Always comply with the terms of your agreement. In particular, never make any alterations, keep a pet, or let other people move in without checking your agreement and asking the property manager/owner for permission first.
  • Keep a diary of your dealings with the property manager/owner. Record all times and dates of conversations, who you spoke to and what they agreed to do. If repairs are needed, put your request in writing to the property manager/owner and keep a copy. This type of evidence is helpful if a dispute arises and ends up at the Queensland Civil and Administrative Tribunal (QCAT).
  • Consider taking out home contents insurance. It could cover your belongings in case of theft, fires and natural disasters. The property owner’s building insurance – if they have it – will not cover your personal belongings.
  • Read carefully what you sign relating to your tenancy – don’t let anybody rush you. Never sign a blank form, such as a Refund of rental bond (Form 4).
  • If you are happy in the property and your agreement is ending, consider asking for the agreement to be renewed for another fixed term.
